Does my Property Insurance Cover Plumbing Leaks and Pipe Bursts?
Plumbing leaks can be difficult to discover. They can also come from a number of areas and appliances throughout your home and result in major damage. If you discover a pipe has burst or leaked and caused damage to your home, you may be wondering if your standard homeowner’s insurance policy covers it.
Typically, most property insurance policies cover damages for “sudden and accidental” plumbing damages. This usually includes things like a burst pipe, refrigerator supply line failures, or water heater ruptures. They don’t however cover the actual cause of the leak and will not pay to repair the pipe, but only the damage that ensued from the break. Also, most property insurance policies exclude coverage for pipes that have been leaking for a long period of time and have caused damage. It is important to do regular maintenance to your home to ensure any potential issues in your plumbing system are discovered before they become larger issues.
